Gas, electric and other checks

As landlords, we take your safety extremely seriously. We’ll need to access your home from time to time to check your home meets safety standards.

 

Our checks are really important, but we understand that they’re a hassle, so we’ll try to give you as much warning as possible when we need to come round.

You can reschedule an arranged safety check, so long as it’s within a reasonable timeframe.

Ultimately, please remember that these checks are a legal requirement. You must give us access when a check is due or you’ll be in breach of your tenancy agreement and, unfortunately, legal action could be taken against you.

Checks we carry out

Gas servicing

The law requires all landlords to carry out safety checks on gas appliances every 12 months. If you have a gas supply to your home, we’ll arrange for a Gas Safe Registered engineer to come round and check that everything’s okay with them every 9-12 months.

Electrical checks

We carry out thorough electrical checks before you move in and then every 5 years. All our electrical checks meet the British Standards and building regulation guidelines.

Fire safety

Your safety is our top priority and we work closely with the Fire Brigade and other authorities to make sure we’re operating to the highest standards.

In communal blocks, we carry out regular fire risk assessments to identify and remove any fire risks and hazards. We also keep our residents informed of evacuation plans and what to do in an emergency.

Asbestos

Asbestos is a natural mineral. Between 1940-1980, it was common to use it in a range of building materials, but it’s now illegal to use asbestos in new buildings because of associated health risks.

Asbestos might be around if your property was built before 2001, but don’t worry, it’s not a risk to you unless it’s disturbed or damaged.
