Cyclical repairs

Cyclical repairs are works carried out to ensure that your homes are safe and kept in good condition. The differ from day to day repairs as they are based on regular inspection. Planned works replace the fabric and major components of your home.

We regularly inspect our properties to make sure they are in good condition and that aspects of the building and estate are working properly.

This includes:

  • Lifts - monthly/annually
  • Fire alarms - every 3 months in communal areas for all residents  
  • Dry risers - annually
  • Sewage treatment inlcuding pumps and septic tanks - annually
  • Smoke alarms - annually*
  • Electrical testing - every 10 years*
  • Emergency lighting - annually

* For Home Owners this applies to communal areas only.

Tenants only

  • Gas servicing - annually
  • Portable electrical equipment, e.g. fridges (if owned by us) - annually 
  • Smoke alarms within homes - annually

Major works

This includes major works to maintain the over all condition of the building and replacing fixtures and fittings within a set 'life expectancy'.

All residents:

  • Cyclical redecorations - every 5 years.  This is sometimes extended if the properties are in good condition. 

Tenants only

  • Domesting gas boiler replacement - 15 years
  • Kitchen replacements - every 25 years
  • Bathroom replacements - every 30 years
