Extra services for home owners
If you wish to sell your home, make improvements, remortgage your home or make any other changes to the status of the lease on your property, you may be required to ask our permission or request information from us. This page tells you when you need to do this, and how much these services cost.
NB Please be aware that all fees for services are required in advance.
Request for permission to carry out home improvements or alterations
Applies to:
- Leasehold
- Shared ownership
- My Choice Home-buy (MCHB)
- Right to Buy/Acquire
You must request permission form us to carry out alterations in your home. We charge a fee for this, as neither the service charge nor the monthly payment for MCHB covers the cost of the necessary investigation.
Fees:
- For a simple request which requires no legal work – a minimum of £50 + VAT
- For a more complex request and/or one that requires legal work – a minimum of £100 + VAT
Retrospective consent
(Where you have not obtained our permission before commencing the work, but now seek the consent)
Applies to:
- Leasehold
- Shared ownership
- My Choice Home-buy (MCHB)
- Right to Buy/Acquire
Fees
Request for permission to sublet
Applies to:
- Leasehold
- Shared ownership
- My Choice Home-buy (MCHB)
We may, in exceptional circumstances, allow you to sublet your home. You need to obtain our permission to do this. We charge a fee for this, as neither the service charge nor the monthly payment for MCHB covers the cost of the necessary investigation.
Fees:
- Consideration of an initial application for permission to sublet - £50 + Vat
- Review of existing permission at point of expiry of original permission - £50 + VAT
Request for permission to re-mortgage/additional borrowing
Applies to:
- Leasehold
- Shared ownership
- My Choice Home-buy (MCHB)
- Right to Buy/Acquire
You must seek our consent for re-mortgaging or additional borrowing. We charge a fee for this as neither the service charge nor the monthly payment for MCHB covers the cost of processing this request.
Fees:
Re-mortgage/additional borrowing consent - £50 + VAT
Other services and fees
Requesting a copy of your lease:
- There is no charge if we have a copy of your lease
- If we need to obtain a copy of your lease from a third party, such as the Land Registry - £50
Solicitors pre-sale enquiries
When a home owner is selling their home, we may be asked to provide information. Fees are:
- Initial standardised response - £50 + VAT
- Additional enquiries or copy documents – a further £50 + VAT
Legal Changes
At the point of sale, or during the course of your home ownership certain legal documents may need be produced.
Costs
- Notice of Transfer/Charge - £35 + VAT
- Deed of Covenant - £50 + VAT
- Deed of Variation/Rectification - £50 + VAT
- Deed of Postponement - £50 + VAT
