Each estate is different and you should consult your tenancy for the details of the specification for your estate, however we are usually responsible for:
General Cleaning:
Weekly
- Cleaning all internal floors, the doorways and skirting boards
- Cleaning and vacuuming all carpeted areas
- Dusting and polishing appropriate areas
- Sweeping car parking areas and all other hard areas
- Removing litter and debris form all hard areas
- Cleaning and disinfecting the refuse areas
- Cleaning all internal glass
Other timescales
- Cleaning the lighting (monthly)
- Cleaning the external surfaces of all communal and flat windows (every three months)
- Shampooing carpets, and stripping and treating floors in accordance with manufacturers instructions (annually)
General maintenance:
- Checking and where needed, replacing external and internal lighting components (weekly)
- Adjusting clocks to ensure correct operation of e.g. communal lighting (weekly)
- Logging communal repairs within 24 hours of identification to TVH Customer Service Centre
Grounds Maintenance:
Weekly
- Keeping garden, grounds and common parts clean and tidy
- Collect and remove fallen leaves from site, (and on all other visits – see below)
Every two weeks
- Tidy garden borders and beds
- Cut lawns, dispose of cuttings and remove them from site
Four times a year
- Prune shrubs and small trees
- Trim Hedges
- Apply weed killer between paving stones and other hard areas with weeds
Once a year
- Dig over communal areas and remulch beds
- Edge around borders, beds, fences and buildings
April – October
- Trim all grass edges with each cut
Other
- Replace dead plants and shrubs when required
Cyclical Redecorations
These are carried out every 5 years to keep the paintwork on the exterior of your home, and the interior areas of your block in good condition.
This involves:
- Painting the woodwork at roof-level and on the roof
- Repainting timber windows and door frames.
- Cleaning out the gutters
- It may involve minor repairs to the overall structure, such as replacing rotting wood in windows etc
Flats only:
- Repainting walls and ceiling in the communal areas
- Repainting wood and metal work in the communal areas
This is paid for out of your annual service charge. If the cost of the redecorations is more than the funds available, you may have to pay the extra amount.
You have the right to be consulted and to raise questions before any contractor is hired, and before the works start. You also have the right to nominate a contractor for the work.
If we do not use either the least expensive contractor or your nominated contractor, we will write to you and explain why.
