How to report communal repairs and information about planned maintenance.

Annual gas appliance safety check. 

It is important that you have any gas appliances in your home checked every year to ensure that they are safe to use and there is no carbon monoxide being emitted.  You should always get a 'Gas Safe' registered engineer to carry this out.    

New gas safety regulations will come into place in 2013 which require that gas engineers check the flues that carry fumes away from the boiler, as part of the check. 

If your boiler is situated on an outside wall, it is unlikely the engineer will be able to do this.

Repairs

You are responsible for repairing and maintaining your property as if you had bought it on the open market. This means that you are responsible for all internal repairs including internal decorations, domestic plumbing and electrical lighting.

We are responsible for communal areas including entryphones, communal windows and doors, rubbish facilities and boundary walls.

The information in your lease contains the full list of what you and we are responsible for.

If you need to report a communal repair:

  • You can report your repair online, or 
  • You can telephone the Customer Service Centre on 0800 358 7767

If your repair is an emergency, please telephone the Customer Service Centre on 0800 358 7767.

Planned maintenance to flats

This is work which keep the building in good condition. For example, communal redecorating. This takes place every 5 years.

This work is paid for out of ‘the sinking fund’, part of your annual service charge. If the cost of the work is greater than that paid for in the service charge, you may receive a bill from us for the outstanding amount.

We are legally obliged to consult you on this process. You are also allowed you to suggest a contractor for the work and we will invite them to give us quotes for the work.

We must write to you with an explanation, if we have not chosen the lowest tender and/or the contractor nominated by yourself.
