What We Are Responsible For
For a full list of both Thames Valley Housing's responsibilities and the leaseholders responsibilities see your individual lease, however Thames Valley Housing's responsibilities can be summarised as follows:
If you own a flat Thames Valley Housing is responsible for:
- The foundations (brickwork, concrete and the roof structure and coverings)Damp proof course
Rainwater, gutters and pipes
- Communal staircase and repairs
- Communal windows
- External frames of windows
- Communal electrical/lighting (rewiring, entry phones, repairs etc)
- Communal TV Aerial
- Fire protection systems
- Refuse facilities
- Plumbing (block stopcock, burst pipe up to main stopcock, communal water tank, communal soil pipe)
- Entrance halls, communal areas, and communal flat entrance doorframes
- Doors
- External: boundary walls and fences, pathways, balconies, access stairs, sheds, stores, garages, communal ventilation systems and communal lighting
If you own a house Thames Valley Housing is responsible for:
- Communal refuse facilities
- External communal walls/fences, pathways, sheds/stores
- Lighting in communal areas which is not the responsibility of the local council
- Tree care within the development (except in individual gardens)

What you are Responsible for
You are responsible for:
- The front door to your flat and locks/fittings and glazing of windows within the flat (e.g. rewiring, fuses)
- Electrical/lighting within flat (e.g. rewiring, fuses)
- Plumbing (stopcock, burst pipe beyond main stopcock, individual water tank, basin, bath/shower, WC, taps, domestic water heater, domestic heating system)
- Internal decorations
