Estate Inspection Guidelines

Internal Communal Areas

Check front doors, internal doors, glass panes, stair treads, floor tiles, lighting, light covers, light switches etc.

Check that lights work, if not note the location and type of bulb. Check that lights are coming on at the correct times.

External Communal Areas

Check guttering, any signs of damp (note any discoloration of the brickwork), cladding, fencing, gates, paving, drains, road surface, lighting. For un-adopted road surfaces check for pot holes or other damage.

Landscaping

Check the grass, trees (branches should be lifted to 3m), litter (particularly in communal beds), leaves (swept), note any non-domestic refuse to be removed. The beds are supposed to be turned over (soil) once a year and should be free from weeds and litter. Hedges should be cut evenly and not overhang footpaths.

Cleaning

Check that the flooring is clean, litter has been removed, there are no cob webs, the glass in communal areas is clean. Check that the floor has been mopped.

Abandoned Cars

Any abandoned cars or cars with no current tax, report the registration number of the car and make and model.

Always contact us immediately about any abandoned cars that pose a health and safety risk, e.g. because of broken glass.
