What Thames Valley Housing is Responsible For?
The following list indicates the repair responsibilities of the Landlord and Leaseholder. Please remember that although Thames Valley Housing is responsible for carrying out certain repairs, you still have to pay your share of the cost. For precise details please refer to your lease.
If you own a flat Thames Valley Housing is responsible for:
- The foundations (including brickwork, concrete, damp proof course);
- The roof (including brickwork, concrete, damp proof course);
- Rain water gutters and pipes;
- Communal Staircase repairs;
- Communal Windows;
- External frames for windows;
- Communal electrical wiring and lighting;
- Entry phones;
- Communal TV aerials;
- Fire protection systems;
- Communal rubbish facilities;
- Plumbing (burst pipe up to main stopcock, communal water tank, communal soil pipe);
- Entrance halls, communal doors and areas;
- Flat entrance door frames;
- Outside structures (including boundary walls and fences, pathways, balconies, access stairs, sheds/stores, garages, communal ventilation systems and communal lighting), if provided by us.
You are responsible for:
- The front door to the flat;
- Locks and fittings;
- Glass in windows;
- Electrical lighting in the flat;
- Plumbing (including stopcocks, burst pipes beyond the main stopcock, individual water tanks, basins, baths or showers, toilets, taps, water heaters and heating systems);
- Internal decorations within the flat.
Repairs to houses
You are responsible for all the repairs or maintenance to your property. We are only responsible for the building and communal areas including:
- Communal rubbish facilities (e.g. bin store cupboards);
- External communal boundary walls and fences, pathways, sheds or stores;
- Lighting in communal areas which is not the responsibility fo the local council;
- Caring for trees in communal areas.
Please remember that you have to pay your share of the cost for the repairs we carry out on flats and houses.
